Overview
SellCRE is a commercial real estate marketing platform with AI doing the heavy lifting. A broker enters a property address, and the platform researches the deal, writes the marketing copy, builds the maps and visuals, and assembles a complete, on-brand package — an offering memorandum, flyer, email, and video reel — in minutes instead of days. It’s a Gorin Systems product, and it’s also our clearest proof of AI-first development: one engineer directing AI coding agents built the whole platform in weeks, for roughly $10K against a $150–200K+ traditional agency quote. SellCRE is live today, used by paying brokers — and it’s the kind of work we think is the future of software.
The Challenge
Brokers live on marketing materials — and making them well is either too expensive or too slow:
- Enterprise tools price out small brokers. The established CRE marketing platforms are built and priced for large brokerages, out of reach for independents and small teams.
- Quality materials take days. A polished offering memorandum or flyer usually means a designer, a back-and-forth, and a wait — for every listing.
- It’s never just one document. A single listing needs an OM, a flyer, an email, and a social reel — each in the right format and on-brand.
- The research is tedious. Comparable sales, nearby attractions, demographics, maps — all of it normally gathered and verified by hand.
What We Built
GS built SellCRE so AI handles the work a broker would otherwise pay an analyst and a designer to do — and built the platform itself AI-first.
- AI researches the deal. The platform automatically gathers comparable sales and rent comps — with citations — plus nearby attractions, demographics, and property data that brokers used to compile by hand.
- AI writes the materials. Marketing copy and listing narratives are generated for each package and tuned to the property and audience — an offering memorandum reads differently than a lease listing.
- AI builds the visuals. Attractions and comps maps, street-view and satellite imagery, and auto-generated video reels, assembled into every package.
- One address, a complete package. Out comes an Offering Memorandum, Broker Opinion of Value, or Lease listing — each as a brochure, email, flyer, and reel, all editable in a visual editor and exported to PDF or PowerPoint.
- Built AI-first. One engineer directing AI coding agents shipped the entire platform in weeks, not months — the same approach we bring to client work.
